How Landing Helps Property Owners and Managers Minimize the Complexity of Furnishing Apartments

With fully furnished apartments becoming increasingly popular in recent years, property owners and managers are looking for ways to quickly, easily, and cost-effectively furnish some or all of their properties as a way to attract new residents.

However, as anyone who has ever moved can attest to, getting your furnishings, kitchenware, and even artwork from a retailer to your curb to your apartment is no easy task. Remember that scene from “Friends” where Ross bellows “PIVOT” as the gang hauls a couch up a stairwell? Multiply that frustration across multiple units, and you’ll get a pretty good idea of how challenging it can be for property managers to take on the lofty task of fully designing apartments, sourcing products, and ultimately installing them.

Landing is here to help. As a membership-based “living as a service” company, we are focused on providing turnkey, fully furnished apartments for mid- to long-term renters. We transform your available units into premier furnished apartments and fill them with long-term Landing members.

With our in-house design team, internally manufactured products, and end-to-end logistics and feedback loop, we take the complexity out of furnishing properties, leaving owners/managers with high-quality, beautiful homes their residents will love.

Read on to learn more about how Landing can help our partners eradicate some of the most common furnishing challenges.

Landing manufactures products backed by research and experience

When furnishing properties, there is a lot that needs to be figured out ahead of time to ensure furniture is the right size and can fit into a unit in a cost-effective way. Fortunately, Landing has done all of that research so that our partners don’t have to! By studying different homes and creating case studies about apartment sizes, elevator sizes, and types of stairwells, we’ve been able to create products that work in any property, whether they’re being moved into a 300-square-foot apartment or a 2,000-square-foot home.

One of the biggest examples of this is Landing’s line of couches. Through trial and error, research, and plenty of “Pivot!” moments, we have determined the perfectly sized couch to fit into an elevator, up a stairwell, and through a front door—not to mention it’s the perfect length for residents to comfortably sprawl out! Gone are the days of hauling a couch off a moving truck, crossing your fingers, and hoping for the best.

Additionally, our in-house design team uses floor plans and a catalog of our products to fully design each unit before anyone walks through the door, so we can ensure anything we introduce to the space will fit ahead of time. Their attention and care can be seen in the plates we create to fit any cabinet size, the rug sizes we choose for any room, or the pieces of kitchenware we select to fit on each countertop.

We strive for efficiency at every stage of the process

Move-ins can happen quickly, and there can be little room for mistakes when you have a resident waiting to move into their new home with their luggage in tow.

Since Landing owns our entire supply chain, we are able to think about all the parts and pieces along the way, not just the end result. Everything from our labels and packaging styles to our packages’ size and weight is factored in at the beginning-meaning we’re able to drive efficiency during every step of the process and quickly install our units to keep residents happy.

Additionally, any new product we introduce into our collection must adhere to our packaging and labeling guidelines to make sure it can be easily and efficiently packaged and installed.

For example, we ensure we ship all upholstery products in boxes that can be cut on the side, not down the middle, reducing the chances that our sofas or chairs will be damaged in transit. In this case, doing things by trial and error can be a good thing, as it lets us learn from any mistakes and quickly move on, better and more informed than ever.

Our streamlined supply chain utilizes a constant feedback loop

It may sound cheesy, but communication is at the core of everything that we do. The strong relationships between our members, design team, installation team, and property partner team support constant feedback and iteration that ensures we’re delivering the best service we can at all times. Any issues that are identified are quickly relayed to the team and resolved.

We ensure property quality and consistency

Furnishing properties at scale can also become a challenge if trying to maintain a level of consistency across all of your units. While it’s tempting to keep it simple and purchase the exact same pieces of furniture, artwork, and kitchenware for all homes, it’s difficult to lock down that much inventory from manufacturers—and on a timeline that works for you and your residents. Ordering five beds at once doesn’t sound too challenging until you find out that those beds won’t be delivered for three to four months!

Because Landing manufactures all of the products we use in our apartments ourselves, we are able to quickly furnish apartments at scale without running into delays or a lack of inventory. Additionally, not every Landing is exactly the same—while there are consistent design elements we rely on to make each apartment feel like home, our homes are not cookie-cutter copies of each other. The end result is a consistently high-quality output unique to each home.
